OLDER HOME RENOVATION & ADDITION
If there are issues to encounter with an older home, we found ourselves up against a number of them with this remodel and addition. This two story home was built in 1910 and had not been cosmetically or structurally updated in quite some time, if ever. The project included renovations to most of the interior, porch, outside stairs, plus an addition. The foundation, structure, electrical, plumbing, and HVAC needed updating. Existing walls, ceilings and floors had to be repaired or replaced. Windows and doors were updated, rotten wood and crumbling materials were removed and replaced…you get the picture! There was much to do before the new design selections and renovations could begin but besides a couple of uneven walls (just a couple!) everything got shored up and the house is structurally solid, sound and up to code.
Nathan and the team at Black Locust Builders did an amazing job of restoring this old house each step along the way from the demo phase to final clean up! There’s a lot that goes on behind the scenes when undertaking a project like this… building plans are created and must be approved by the building department, all phases of construction are planned out and scheduled, materials are ordered, sub contractors are scheduled, etc. All of these phases and timelines have to be carefully managed, if something is delayed it pushes back all of the tasks that follow which affects deadlines.
The other major piece of renovating a house is the design phase. BLB’s design team makes selections and gives the home a completely new and updated appearance. With an older home like this one, we are careful to keep the design choices in line with its age, style, look and feel. BLB’s design expertise is evident with this truly amazing transformation!
